Housing area calculations? This has always been a concern for the people and developers. Recently, the Ministry of Construction issued a notice regarding the calculation of the housing area and the registration of housing ownership, and made clear provisions for the calculation of the housing area. This provision will be implemented from May 1, 2002. The notice stipulates that in the drawing of the housing ownership certificate, the name of the real estate surveying and mapping unit to be measured, the building area within the house (the dimensions on the map) and the total building area shared by the houses should be indicated. Regarding the calculation of the relevant building area of ​​the house, if there is no regulation or stipulation in the "Real Estate Measurement Code", the following provisions shall be temporarily implemented:
(a) Housing height
For buildings with a calculated floor area, the floor height (height) should be 2.20 meters (including 2.20 meters, the same below).
(2) External wall The external wall of the same floor, which has both the main wall and the glass curtain wall, calculates the building area based on the main wall. The wall thickness is calculated according to the thickness of the main wall. When the wall thickness of each floor is different, the layers are calculated separately. Curtain walls of metal curtain walls and other materials shall be treated in accordance with the relevant provisions of glass curtain walls.
(3) Inclined structure The roof area of ​​the roof of a house is a slope structure (pitch roof), and the floor area is calculated at the height (height) of 2.20 meters.
(4) The peripheral horizontal projection of the balcony, the gallery, and the overhead corridor of the irregular enclosure exceeds the outer edge of the floor, and the floor area is calculated by the horizontal projection of the floor.
(5) The deformation joints shall be connected to any side of the room and have the general conditions of the house. The expansion joints and settlement joints that can be used normally shall be used to calculate the construction area.
(6) Non-vertical walls The building area shall be calculated for parts with a height (height) of 2.20 meters or more for houses with non-vertical walls such as slopes and arcs. The wall of the house is inclined outwards beyond the outer edge of the floor and the building area is calculated from the floor projection.
(7) If the space stairs below the staircase have been calculated for the building area, the construction space will no longer be calculated for the space underneath it.
(8) The public access street-facing buildings and the bottom floor under the promenade are used as public roads and streets, regardless of whether they have pillars or whether there is a maintenance structure, the construction area is not calculated.
(9) The building area of ​​the second floor and above is calculated according to the relevant provisions of the multi-storey house construction area in the "Real Estate Measurement Code."
(10) Buildings similar to balconies, promenades, and galleries that are not connected to the interior do not count building area.
(11) The building area of ​​outdoor stairs shall be calculated as the sum of the horizontal projected areas of each floor. In addition, the part of the housing set that has functions but the floor height (height) is less than 2.20 meters, the ownership of the corresponding rights should be specified in the building ownership registration.
